Renting an apartment in Sayulita: an overview

I’ve been living in Sayulita for a while now and each time, finding apartments for rent is still difficult! As a popular tourist destination in Nayarit, Sayulita is very big on Airbnbs. Meaning, all the houses that should be for the locals are listed as vacation rentals. With this, many locals are having a hard time finding an apartment in Sayulita. Along with this Airbnb trend, we also noticed how rent prices here have increased through the years, mainly because of tourism.

Sayulita Airbnbs offer long-term stays but it is still way more expensive as opposed to the local Mexican homes for rent. When I first arrived in Sayulita last year (low season), I did not find it difficult to find an apartment but the thing is, when the high season started, my landlord suddenly wanted to change the original rent price we agreed upon. Rental costs here, even if it’s long-term can change depending on the owner of your house. The usual behavior in Sayulita is to raise the prices during the season opening (from October 29th).

Moving is pretty common here. I lost track of how many times my friends (including me) moved around because of the different price agreements. It’s kind of a hit and miss.

Sayulita apartments high season vs low season rent

The best way to find an apartment in Sayulita is during the low season (June 1 – October 15). Sayulita is dead on these dates. Most foreigners who live here go to their second homes (wherever it may be). Because of the humidity and extremely harsh summer weather, lots of locals leave to travel elsewhere in Mexico. Restaurants and bars also close during this season – only a few remain open. This is actually our favorite season in Sayulita despite the heat. If you come at this time, you will find Sayulita’s beaches empty, a semi-quiet plaza, and bars where you can chill without having to worry about being with a lot of people in one place.

If you’re lucky, you can get a cheap apartment in Sayulita with a pool!

The high season is from November 1 – May 30. If you don’t find an apartment in Sayulita after October 15, then it is going to be difficult for you. You still can find apartments after this date but expect them to be more expensive than usual.

Starting September, rental homeowners are already putting the prices higher for dia de los muertos (day of the dead). This Mexican celebration is an indicator of Sayulita entering the high season, thus, Airbnb hosts always make sure that they double the prices to make up for the low season.

It’s all about timing. If you ask us, we always recommend people to find an apartment in Sayulita as early as June. To have an idea about the price estimates, please refer to the list below:

  • Studio: between $178 – $280 USD
  • 1-br: between $300 – $450 USD
  • 2-br: between $500 – $650 USD

Note that these are just estimates and are according to our rent prices here in Sayulita. We would also like to add that bills and utilities are rarely included in Sayulita rent prices.

If you are friendly enough and can speak Spanish, do an agreement with your landlord not to change the rental price for the high season. This way, you don’t have to think about where to live during the high season – it really is a very stressful subject here in Sayulita!

The best way you can do this is to insist on signing a rental contract with your landlord. Listen, in Sayulita, contracts are not a thing – everything is verbal. Nobody signs a contract because people come and go. However, if you would like to secure your living conditions, it’s best you impose a contract signing with your landlord.

If you do not have a contract, landlords can kick you out anytime just because they want to rent it for a higher price. Take it from us. It happened to us a lot!

  • Plan ahead! The best dates to look for apartments in Sayulita for long-term rent is from June 1 – October 15.
